BORROWER ADVANTAGES

  • While primarily working with investment properties, it is not uncommon for us to originate owner occupied hard money deals as well. If the property is owner occupied, the borrower would have to show the ability to repay using tax returns, bank statements, and/or W-2’s.
  • If you're a borrower who has had to look elsewhere because the lending market is too difficult to work with, then you've come to the right place! We lend based on the equity you have in your real estate, and we fund quickly.
  • Lending Bee, Inc. manages its own private pool of money – LBC Capital Fixed Income Fund, which is underwritten internally. Because we work with our private mortgage fund, it allows us to promptly underwrite the file internally and to fund it within seven days.
  • We have low or no prepayment penalties. Our prepayment penalty is typically 4-6 months of interest. However, it is possible to buy out the prepay altogether. We care for your ability to turn around your investment and invest elsewhere.
