LOAN CRITERIA

There are many different types of loan criteria available when it comes to hard money financing. We offer hard money loans on all types of residential and commercial properties. We also provide hard money loans for ground up construction and construction completion projects, as well as raw land. Lending Bee, Inc. is here to give borrowers a multitude of choices and features in terms of loans. The following is our loan criteria for hard money loans in California:

• Property Types: Residential, Commercial, Multi-Family, Industrial, Raw Land, Office Buildings, Medical Buildings, Manufacturing Homes. We will finance all types of properties.

• Loan Types: Privately financed (Hard Money) loans that only accept First Trust Deeds.

• Loan Amounts: From $50,000 to $10,000,000.

• Loan Term: 6 month to 120 months

• Loan to Value: Up to 60% for improved property.

• Location: Only in California.

• Closing Costs: You'll have standard thirty-part costs, which include escrow and title.

• Types of Property: Special purpose property, school property, church property, commercial property, industrial property, non-owner occupied houses, and apartments are all eligible for the private mortgage fund.

• Origination Fee: The LBC Capital Fixed Income Fund bases its origination fee on a number of criteria, which includes the size or amount of the loan, loan term, borrower's credit worthiness, a property's location, and the quality of the property (some of which are also used to determine the overall interest rates of the loan).

• Interest Rates: It depends on the amount or size of the loan, credit worthiness of the borrower, where the property is located, and the overall quality of the property. On average, it ranges from 8.9% to 9.9% as well. Since we are running a fixed fund, we allow the loan to be fixed for the first year or twelve months. Any rates for terms that go beyond the allotted time are prime-based.
